Job Description

Salary - £50,000-£60,000 per annum + 10% car

As a Repairs & Maintenance Manager, you will ensure that the end-to-end approach to asset management is robust and delivers the best commercial and quality outcomes to the business and its customers.

What you'll be doing

  • Support the Property & Technical Manager in reviewing and assuring overarching approach to repairs & maintenance, including servicing and reactive/planned maintenance proposed and delivered by Management Providers, external partners and in house.
  • Implement R&M data review strategy to include overview of the type and cost of repairs being completed internally and by MP’s. Develop and implement tech solution within Salesforce platform including reporting and dashboards to identify and highlight recurring component repair trends and insights to support specification review and scheme quality control.
  • Update component catalogue as and when components are replaced by MPs and via internal suppliers, and implement automated process within Salesforce.
  • Develop, implement, and maintain supplier relationships that enable effective business R&M performance. Oversee management of key contractor within hybrid repair model including performance KPI’s and necessary tech enhancements to ensure success.
  • Contribute to supplier competency framework alongside Safety & Compliance Manager
  • Support Management Providers with Salesforce adoption, specifically training and implementation of R&M functionality, raising enhancements where necessary.
  • Review Management Provider PPM returns to ensure communal components/plant are being serviced & maintained where landlord responsibility, and maintain servicing certification records. Implement automated approach to returns via Salesforce platform.
  • Support the Operations team and wider business with ad-hoc repair requests and compile/submit stock investment spend requests to executive board for works which exceed Operations approval limits.

Qualifications

Who we're looking for:

  • Strong academic background, with experience in residential property management and/or facilities management, along with relevant qualifications.
  • Background in affordable housing and/or property management repairs, maintenance, and compliance desirable
  • Experience overseeing repairs & maintenance functionality and contractor procurement & management.
  • Skilled in utilising and developing proptech to automate and improve workstreams.
  • Experience maintaining servicing & compliance records and pay strong attention to detail.
  • Decisive when working in a fast paced environment and when  working to periodic deadlines.
  • Proactive and creative approach to relationship-building and problem-solving, with a strong attention to detail.
  • Strong stakeholder management skills, with the ability to communicate and influence key stakeholders both internally and externally at all levels.
  • Experience embracing technology and innovation, with a working knowledge of Salesforce desirable.
